Reserving

When reserving an apartment, a reservation agreement valid for ten (10) days is signed with the client. Entering into the agreement is free of charge.

Contract of sale under the law of obligations

A notarised contract for the purchase and sale of apartment ownership under the law of obligations is entered into. The client pays 15% of the price of the apartment ownership. The amount is paid no later than two (2) days before the entry into the contract of purchase and sale under the law of obligations to the bank account of Sõpruse Kodud OÜ or to the notary’s deposit account.

Real right contract

After the completion of the apartment and acceptance of construction work by the client, a notarised real right contract of purchase and sale is entered into. The buyer pays 85% of the price of the apartment. An entry is made in the land register regarding the change in ownership. All notary and state fees related to the purchase and sale transaction are borne by the buyer.

Important information!

The developer will complete the construction of the designed apartment by the date specified in the contract, which is applicable only to standard solutions offered by the developer. In the case of additional and alteration work, completion dates are agreed upon together with approving the price estimate of additional and alteration work.

N.B. All images are illustrative and may contain inaccuracies.

The sales price of the apartment ownership includes:

  • interior decoration of the apartment according to the interior decoration package (except Premium Black and Premium Gold)
  • connection to the sewerage and water mains
  • connection to the power network
  • readiness to connect to the telephone network and cable television
  • readiness to connect to a security company
  • value added tax

The sales price of the apartment ownership does not include

  • the sales price of the apartment ownership does not include notary fees and state fee associated with the transaction (paid by the buyer)
  • subscription fee for communication, security and cable television service
  • the price of the storage room and parking space is added to the price of the apartment
  • purchasing one storage room and parking space is required when purchasing an apartment
