Building features
Energy class A
Your new home at Pikaliiva 41 or 43 is rated energy class A. This means the house has been built smartly and efficiently – an energy-efficient solution helps keep costs under control and reduces the use of natural resources.
Structures
The houses at Vikimõisa are supported by a pile foundation that is highly durable. The basement level is reinforced by monolithic exterior walls and a load-bearing frame, while the upper floors are constructed with fully concrete hollow blocks. The inserted ceilings are made of reinforced concrete panels, which provide excellent sound insulation.
Balconies
Balconies are built from durable concrete panels. The railings consist of metal frame slats, complemented by partially finished construction panels, providing a beautiful, light appearance and good durability.
Apartment features
Ceiling height
The ceilings are up 2.8 metres high, which is above average, creating a sense of spaciousness – here, you’ll have plenty of room for your thoughts to fly high.
Windows and doors
The apartments feature large triple-glazed PVC windows that provide excellent insulation and bring lots of natural light into the rooms. The exterior doors of the apartments are durable wooden doors, while the interior doors are smooth natural wood veneer doors that add warmth and a cosy atmosphere to your home.
Interior doors
The interior doors of the apartments are plaster panel walls on a metal frame, providing great sound insulation. The walls where kitchen furniture is attached are reinforced with OSB panels to keep the furniture safely in place. Storage rooms are separated by plywood walls on a wooden frame, making it a durable solution for daily use.
Heating and ventilation
Heating and indoor climate
Your home is kept warm by gas boilers that power water-based underfloor heating in every room, including the bathroom. Each apartment has its own heat recovery ventilation that keeps the air fresh. Kitchen hood can be connected to a separate duct system that directs exhaust air straight to the roof.
Cooling
If you want your home to be cooler on hot summer days, a cooling system can be installed in some of the apartments for an additional fee. As cooling readiness is not available by default in the apartments and the installation options depend on the characteristics of each apartment, kindly consult our sales and customer solutions specialist to clarify the options.
Water and electricity-
Water and sewerage
Water meter readings are transmitted automatically via remote reading and you don’t need to do anything. Each apartment has its own cold and hot water meters, hidden behind the suspended ceilings in the hallway, sanitary rooms or common areas. Hot domestic water is produced locally in each building at the heating substation.
Electricity and communications
The solar panels on the roof of the building produce some of the electricity locally and help keep the monthly costs down. For high-speed internet and television, an optical cable has been brought to the apartment, and rooms are equipped with data outlets featuring CAT6 connections. The apartments are equipped with sockets and switches, and recessed lights add comfort to hallways and sanitary rooms. Electricity meters are located in the electrical panel room; circuit breakers and the low-voltage system are located in the apartment’s distribution board.
An optical cable has been routed to the distribution board. A data outlet has been installed in the living-room and bedrooms for CAT6 cable connection.
Building amenities
Parking
Cars can be parked safely on a street separated by a barrier, as well as in the weatherproof garage on floor -1. You can optionally add an electric vehicle charging point to the underground parking garage.
Storage room and bicycle storage
Together with the apartment, you can purchase a storage room located conveniently on floor -1. It is easily accessible with a pram and offers plenty of space for all items that would otherwise take up too much room at home. The common bicycle storage room is also located on the same floor, perfect for keeping your two-wheelers safe and protected from the weather. The room comes with a wash station for cleaning up your bike after a muddy adventure or rinsing your pet’s paws.
Leisure
At Vikimõisa, the entire territory has been designed as a cohesive whole – green courtyards and paths create a harmonious living environment.
